Mikes enthusiasm is infectious he goes rabbiting on about this, that and the other, I haven't got the heart to tell him that I haven't got a clue what he's on about

It's the wrong time of the year to sell, to many other considerations to tax the pocket; Christmas in particular, February/March far better when things return to normal, and cash flow is incoming, not outgoing.
