I am living in an old house today. It is a former tramway station but … of course my wife wants more (like every girls )
I made some plans, here is what should be the final result :

The proposed elevations look good, but needs a floor plan. The size of the garage, it could be a holiday let:thumbs:
I bet your neighbours just love you with that breaker, cracking away at the rock - headache time :banghead: Costly, however on the positive side good foundation base.

Hole is finish now. They start to place the garage and open the way for the car access on the field.

I did that too, started building a 3 car garage before we even put a planning application in for the house...amazing.

Hey ... it is now too late to change the plans anyway.
But like every woman she can not stop to launch some small sentences you know : "this garage is bigger than the house ! ", "you do not need 3 places !" ...then always same answer => "yes I need this place, I would place a bed in the garage if I am bored" :thumbs:

Some update. Level "-1" finished. Floor "0" also.
Next week they will start to add the wall for level "1" and prepare the concrete base for the garage :

Above this level you will find the kitchen, bedroom for guests, dining room, seating (level "0"). There is again 1 floor (not yet done) with 3 bedroom, 2 bathrooms and a dressing room. Difficult to explain :(

that is a very long but not very deep beam
hope the floor isnt too bouncy ;)

The beam above the props? That looks temporary? Isn't it just a block and beam floor above with screed on top- at 90deg to the props?

Yep could well be temp just during the process, but it just looked similar to the beam behind above the conc wall

whowww ... no way... we plan to be inside in 1 year (better to take some security margin). The big work is fast and the guys are very good and quick, but for the finishing ...
It will be more long to paint a wall than build it :hahaha:

The kerbs will be out of the floor from only 3 cm. It was an important request from my side.

This cost do not taking in account the exterior job (walls, road to the garage...). To be honest, I think be close to 370 000 at the end .... at least :bigcry:.
The more difficult thing for me is to keep the price in the planned line. My budget was really strict. It is a 20 years investment with a bank and I have a personal margin of course but it is very fast close to it !
Of course my aim is to do everything to keep the CSL ! For now the objective seems to be almost reached.
I was also completely new in the house building and I understand now why people say that you must build 3 houses to finally get the perfect house. You learn to avoid the mistakes and the money burned !
To conclude, I will say that this house is a nightmare since several month. Money is going away very fast and everything thing is costing much more than planned. I am the only one to not be able to appreciate it due to all this stress. May be it will be forget when I will start the first BBQ :supz:

I think the stress for you is a good sign. Means you are painstakingly thinking through all the details. There may be a spike in the interest rate, but will have to see how the Fed and ECB react as the 10yr is trying to breach the 3% mark (seems like they are loosing control of the bond market), but the Fed/ECB will do everything in its power to lower it due to the amount of debt they hold. Its a mighty good time to borrow from the banks right now.
Like all projects there is always creep cost, but having your father in-law on your side will no doubt help tremendously. :gayfight:
At 370,000 euro's it will still be a dame fine house and its your creation which with all the stress and troubles will reward like no other. Bit like a hard core petrol-head building his own car. We all want to, but can't. Only the gifted and truly capable will be able to pull it off. Well done, keep at it will be a joy for you and your family once you move in and can enjoy it. :thumbs: Not to mention the market value of the premises!! Lovely bonus.:smokin:

I negotiated a good rate with the bank for a 20 years lending but it is the investment of a life, as for almost everybody who build an house.
I do not know if the stress is a good sign but for sure if I could do without it...it could be better.:-D
Most important point : for the members who will be around Nice, it will be a pleasure to show you it in live.:partyman:

Quick update.
I found time to paint garage walls during last week-ends.
I also purchased some garage floor plastic tiles but it wasn't OK, because one of the reference (blue) was not exactly with same dimensions than others colors => impossible to fit with the others colors. I have been refund, I will buy from an other supplier next month may be. ;)
